In the last few months, VA loan foreclosures have surged at a rate we haven’t seen in years. Since the VA’s Veterans Assistance Servicing Purchase (VASP) program ended on May 1, 2025, foreclosure auction volume on VA-backed loans has exploded—up 428% in just one quarter. This isn’t a slow burn; it’s a wave hitting thousands of veteran families all at once.

0.84% of VA loans are now in foreclosure—the highest rate since 2019—and serious delinquency rates are rising far faster than in conventional loans. Experts estimate up to 58,000 veterans are at risk of losing their homes in the months ahead. And while Congress works toward a permanent partial-claim program, the reality is that relief is not here yet. Every day that passes without action means another military family could find themselves packing up a lifetime of memories under the shadow of a foreclosure notice.
